As part of the Dean Homes philosophy, we believe in offering open and honest communication at all times. We have provided this section with the aim of answering some of the most frequently asked questions and we encourage you to pose our competitors with the same questions to ensure you make the right decision.
Q. If there are some changes I would like to make to your plans to suit our needs can this be done?
When you sit down with our sales consultant, we encourage you to review the design and make modifications. We understand that every family has diverse requirements and those needs may only be met by changing the design to suit your lifestyle. If you would like to create a custom design to suit ideas that cannot be met one of our existing plans, we are more than happy to work with you to develop a design that meets your needs.
Q. Are there any design requirements I have to be aware of?
Every area and council can vary in their requirements, covenants and standards. This can alter requirements in relation to building setbacks and council fees. It is important to be informed of all potential costs and requirements prior to designing your home.

Q. What are your standard inclusions? Can these be changed?
We have a premium range of inclusion which is available to view in our display home which inludes all floor coverings and a wide range of items other builders call extras including: 40mm Caesarstone to kitchen benchtops, 20mm Caesarsoten to ensuite and bathroom, Colorbond metal roof and 900mm stainless steel appliances just to name a few.
We understand everyone has different requirements when it comes to building a new home and we encourage you to modify the inclusions to suit your needs.
Q. Do you build on sloping blocks?
We've been building on sloping building sites for over 30 years and have great experince and knowledge when it comes to challenging sites. We are more than happy to provide a free site inspection prior to purchasing a sloping site to offer our experience and provide you with design options.
Q. Can we meet with the builder onsite prior to tender stage to discuss our options?
One of the major benefits of building with Dean Homes is that we are a family business and make ourselves available whenever possible to meet with you to discuss your new home.

Q. Do you have any special giveaways?
The Dean Homes policy is to build homes for a very competitive price and be completely upfront with the costs associated with building your new home. Many major builders attempt to lure clients in with crazy giveaways only to inflate their price through either the base price of the home or with lofty site work costs. Be aware of these gimmicks and try to compare apples with apples.
Q. Can we make any changes during construction and how much will this cost?
As a boutique family builder, we are able to allow you to make changes during construction as long as we have enough notice. The cost of this will be relative to the works you are undertaking and depending on the situation it may even result in a price reduction.
Q. Who will be supervising and building my home?
Your new home will be constructed by Ken Dean, a registered builder for 30+ years and Marcus Dean, also a regitered builder. Both builders are directors of Dean Homes and are always contactable if you have any questions
Q. What is the process if I have any questions during construction?
You will have the contact numbers for Ken Dean and Marcus Dean and you can contact them direct.... Simple.
Q. Are we able to visit the home during construction?
Site visits can be arranged during construction within business hours. All visits will need to be supervised with Dean Homes due to occupational health and safety.
Q. Is the builder certified and affiliated with recognised industry bodies?
Dean Homes has been a member of the Master Builders Association of Victoria since 1982 (Membership #: 5180) and has recently become a Green Living Master Builder
Q. Does Dean Homes offer a structural guarantee?
A structural guarantee is provided for all new homes built by Dean Homes. The structural guarantee provides you with peace of mind that if anything happens to the structural integrity of the home (including slab, beams, trusses etc) then the problem will be rectified. by Dean Homes and its insurung body.
The building guarantee is offered by the builder but in the case that the builder is no longer in business, the insurance company that holds the policy will ensure the fault is rectified.
Dean Homes provides a structural guarantee for six (6) years.
